Update on our Planned & Cyclical Works Programmes during 2020 – 2021
Due to the outbreak of COVID-19 and subsequent restrictions put in place, the Association was unable to complete some of our planned and cyclical works programmes as planned, by the end of March 2020. We are delighted to advise that these works (highlighted below) have either now been completed or are due to complete over the coming weeks.
- Replacement of Richmond House Door Entry System – Works have now been completed.
- External painting of 86 of our general needs homes – Our Contractors Hetherington’s are currently on-site completing these works to our homes.
- NIEIEC Electrical Inspections – our contractor Omega are currently onsite completing electrical testing/inspections of approximately 150 of our homes.
- Upgrade of Lisieux House flat roofs and eaves – Estimated start date on-site is January 2021
Also, the role out of our Planned & Cyclical Maintenance Programmes for this year (2020 – 2021) has recently commenced.
We had planned to carry out the replacement of kitchens to a further 52 of our homes during this financial year; however due the current pandemic and the limitations of accessing tenants homes, these have been rescheduled to take place during 2021/2022. All tenants who were due to receive a new kitchen have been notified of this and we will of course keep you all up to date as these works are progressed over the coming months.
Works have recently commenced to complete the replacement of our fire alarm panels at Camberwell Court, Lisieux House and Richmond Lodge Sheltered Schemes.
External painting to our Delaware & Camberwell Court developments (i.e. railings and fencing), along with the external painting of a further 64 of our general needs homes is also onsite and progressing well.
We now intend to carry out the replacement of existing windows and rear doors to 6 of our homes and we envisage these works will be completed by March 2021.
We still intend to upgrade existing CCTV systems at Camberwell Court, Lisieux House, Richmond Lodge and our Delaware Building and we are on track to have these completed by March 2021.
Our Measured Term Contractor Omega will also be commencing a phased programme of NICEIC’s Electric Inspections to a further 55 of our homes.
Finally, we have completed the majority of our annual Gas Boiler inspection to all our homes. Anyone tenant who has recently missed an appointment by our contractor are asked to contact us on 028 9074 4055, so a suitable arrangement for access can be made.
